<p>Starting October 1, HOA boards must vote to authorize the foreclosure of liens. And, they can not do so unless the balance owed is 90 days or more past due.</p>
<p>Other provisions in the bill will be effective January 1, 2012 and will increase the disclosure required of sellers and their real estate agents when selling a home in a community with an HOA.</p>

You know, with not much to do after the chores were done for the day and all. But, maybe there was something to that. They always &#8230;]]></description>
			<content:encoded><![CDATA[<p>OK, so maybe you don’t actually have a front porch. It used to be that all houses were built with front porches. I suppose that’s how folks stayed connected. You know, with not much to do after the chores were done for the day and all.</p>
<p>But, maybe there was something to that. They always seemed so content just hanging out talking about the events of the day. When I had a horse I kept it at a friend’s family farm. She lived in one house, and her parents lived in another on the same property. It had been in the family for three generations. My favorite thing about going over to the farm was that I always saw folding chairs outside somewhere on the farm. My friend’s mom and dad would often just sit outside and watch the animals, and the beauty of the day. It made me smile – it was kinda like the world slowed down at their address. They have since sold the property, and moved to a smaller farm. But, every time I drive by I can’t help but smile at the memories we shared together there just drinking lemonade and looking out.</p>
<p>Maybe you can try spending some time outside with your favorite outdoor chair, a good drink and your family or friends around. See if it doesn’t make you take a deeper breath and smile just a little bigger. I would love to hear how it goes…</p>

Have you ever thought about asking a neighbor if they would like you to pick up their mail while they are out of town? Or, water their plants? Or, maybe bring in &#8230;]]></description>
			<content:encoded><![CDATA[<p>I am a believer that one small act of kindness makes a difference in both the life of the giver and the recipient. Have you ever thought about asking a neighbor if they would like you to pick up their mail while they are out of town? Or, water their plants? Or, maybe bring in their garbage bin if they are away after the trash is picked up? What about welcoming new neighbors by stopping by to say hello with a warm plate of freshly baked cookies? Or perhaps asking an elderly neighbor if there is anything you can get for them at the grocery store on your next trip, or if they need their lawn mowed? Never doubt that by giving of yourself, you will be blessed. And, I’m certain it will make your neighbor smile. Let me know how it goes.</p>
